I designed this beautiful home to flaunt true-to-form Victorian styling in a modest one-story. The foyer flows into the 10 ft high Great Room, which is warmed by a corner fireplace. Sliding French doors open to the backyard from both the Great Room and the adjoining formal dining room. On the other side of the open kitchen, a turreted breakfast room overlooks the spacious front porch. The master suite is separated for privacy and includes a compartmented bath and large walk-in closet.

Available Plan Packages
Plan Packages: Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, structural information, cross sections, roof plans, cabinet layouts and elevations, as well as general specifications. They contain virtually all of the information required to construct your home.

   $179.00   Review Set with Material List
Floor plans and all four elevations in a 2-3 page 11"x 17" scalable format. Includes abbreviated material list for aid in estimating. No foundation plans are included and it is labeled "NOT FOR CONSTRUCTION". The full $179 will be deducted if you upgrade to a construction package within 60 days of purchase of the Review Set. (Note: Some plans may not include material list)

   $401.00   Upgrade From a Review Set
Upgrade from a Review Set to an eight set package of construction plans. Available only after an initial Review Set purchase within the prior 60 days- see above. Price reflects full credit deduction of the $169.

   $525.00   Four Set Package
The four set package is the minimum needed for construction of asingle home. This package may require you to be extremely careful on your distribution of plans to lenders, builders or subcontractors. Plans may not be reproduced locally.

   $580.00   Eight Set Package
An eight set package is recommended for the construction of a single home. It is the most economical package for construction purposes. There is usually enough sets to hand out to the various trades, lenders, building officials, and yourself.

   $695.00   Reproducible Set
Although most changes can be made directly on the blueprints by "red-lining", if the proposed changes are significant, i.e.large additions, structural changes, major roofline or faade changes, this set is used to make changes via a local professional, or your builder. After changes are made you may print up to 10 sets, for the construction of one home only. Not available in NY. Contact us for modifications and required seals.

   $695.00   PDF File - Single Use
Provides an electronic version of the construction blueprints. You can print 8 1/2 x 11 copies on your computer or go to a copy shop and print full size 24 x 36 copies for field use. The PDF File can be e-mailed the same day. Call for license you need to complete (not required for International orders).

   $1,195.00   CAD file on Disk - single use
Electronic drawings, known as CAD files are handy where changes are required and a professional familiar with CAD is available to help make the changes. A license agreement indicating legal location of lot, signed by purchaser and Design Professional is required prior to purchase (not required for International orders).

$275.00ENERGY STAR Plan Package
ENERGY STARIn addition to the construction plans, with this package you will receive detailed drawings, cooling calculations and insulation and glazing specifications for your specific area plus information on getting your home built and certified to ENERGY STAR standards. You must purchase construction plans as well from the list above. This package is not exchangeable or refundable under any circumstances. Allow one week for completion of your customized package.

Although 8 sets should be ample for most construction needs, you may need more, especially if you will be doing much bidding. Since plans may not be photocopied, you can order these from us, either with your initial order or within 90 days of your initial purchase.

This material list will serve as an aid in estimating costs and might save some time for your suppliers or tradesmen. Please note, however, that a material list is not sold without a simultaneous or prior purchase of construction blueprints.

This option is useful to visually see the home in reverse. You still need have forward reading sets to read the notes, because the words will be backwards. We will provide one set in a 4 set package, or 2 sets in an 8 set package. Not available with Review Sets.

Payment of this fee is required for the copyright release to build more than one home from the plan package purchased. The fee is a one time $250 charge and allows a builder to build multiple copies of the home. The license is not transferable.

This addendum of 3 additional drawings provides the details necessary to construct our plans in wind zones of 90mph to 120mph meeting the IRC Code. Details are also provided for satisfying flood-proofing requirements as may be required. If building in wind zones of 130mph or greater or in seismic zones local engineering is required.
