Available Plan Packages
Plan Packages: Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, structural information, cross sections, roof plans, cabinet layouts and elevations, as well as general specifications. They contain virtually all of the information required to construct your home.

   $655.00   One Set
The one set option is for review of the plan and/or for obtaining cost estimates. A one set order is stamped "Not For Construction". You will be credited this amount toward your plan package upgrade. You are not authorized to construct the home from a one set purchase.

   $725.00   Five Sets
This is a minimal construction package. All bond prints are stamped with a red copyright stamp and may not be reproduced locally. Additional sets may be purchased within six months of the original purchase. This package gives the purchaser a license to build a single home.

   $780.00   Eight Sets
"Recommended" - An eight set package is typically adequate for permits, lenders, and sub contractors. Additional sets may be purcahsed within six months of the original purchase. This package gives the purchaser a license to build a single home.

   $935.00   Reproducible Set
A single set printed on vellum paper which is erasable (with a draftsman's eraser). A local design professional or qualified builder could modify the design to meet your lifestyle and/or local building requirements. The plan will come with a license granting purchaser the right to have the plan modified and up to 10 copies of the plan made for construction of a single home.

   $1,705.00   CAD Files
CAD files are the best option when hiring a design professional or engineer to make substantial changes to the design. Modified sets of the plan can then be printed and reproduced for the construction of a single home. The home design was originally drawn in one of the following architectural software - SoftPlan, DataCAD or Chief Architect. The CAD files can be exported in dxf or dwg format. A signed license agreement is required to receive CAD files - ALL CAD SALES ARE FINAL. Call designers office at 1-800-742-6672 for additional information.
Plan Foundations

$0.00Basement
A below grade (full in-ground) unfinished basement foundation constructed with 8" or 12" reinforced concreate block walls with a 4" poured concrete slab as the basement floor. Pipe columns support the beams and are placed under load bearing walls. The basement square footage is typically the same as the main floor.

$0.00Crawl Space
An above grade foundation with block and masonry on the exterior with wood beams and concrete block for interior support completed by wood floor joists. This foundation does not require a level building site.

$0.00Slab
This foundation requires a level building pad. It consists of 4" thick poured concrete with interior footings placed under load bearing walls. A slab foundation can be built at normal grade or to give the home a raised look use reinforced concrete blocks with compacted fill dirt then the standard 4" poured concrete. The majority of our designs include details for this type of slab construction.

Additional sets may be ordered up to 6 months from original order date. A minimum five set package must be purchased to order additional sets.
Quantity

$65.00Materials List
Provides information regarding the quantity and sizes of materials necessary for the construction of the home. It does not include finishing materials such as plumbing fixtures, electrical fixtures, heating and air conditioning, interior finish, etc. The materials list offers a convenient way to make a rough determination of the cost of materials involved. But since building practices vary widely it is strongly suggested that the builder review and adjust the materials prior to construction.

$150.00Full Reverse
Full or Right-Reading reverse means all of the sets will be a mirror of the original with all the text and dimensions reading correctly. Clients and Builders prefer "right-reading" plans over mirror-reversed plans. Most building officials and lenders will not accept mirror-reversed sets. Shipping may be delayed up to one week when the plan is ordered in full reverse.

$50.00Mirror Reverse
Plan is printed in reverse of the original. The text and dimensions are also printed in reverse. You should order at least one set printed regular for use in reading all of the dimensions and notes on the plan. Lenders and the permit departments typically will not accept mirror-reversed sets.
Quantity

$200.00Wall Construction
Modify plan from 2x4 wall construction to 2x6 wall construction. This change will result in a more energy efficient home. NOTE: The 2" will be taken to the inside with this modification. If an alternate option is preferred, a consultation with the modification group will be required. Please contact us at 1-800-742-6672. Shipping will be delayed approximately one week with this option.

$250.00Re-Use Fee From Vellum only
The re-use fee is for homeowners, developers or builders who would like to build the same design more than one time. An initial reproducible set purchase is required. Following the initial purchase pay only $250.00 each additional time the design is built. A new license will be issued each time the fee is paid.
