Plan Packages: Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, structural information, cross sections, roof plans, cabinet layouts and elevations, as well as general specifications. They contain virtually all of the information required to construct your home.

PDF BID SET: This electronic version of the construction blueprints is the ideal choice for pricing the home and obtaining reliable bids. It will be red-stamped "NOT FOR CONSTRUCTION" but can be upgraded to a full construction PDF or blueprints within 60 days. It can be e-mailed the same day you purchase. An online license will be completed during the checkout process.

The value of a PDf far outweighs the purchase of prints. With this purchase, you receive a license to modify, the ability to print both full sized and smaller prints giving you flexibility in working with contractors, lenders and permit department who do not want full sized sets of plans. The ability to ship electronically to sub-contractors is a benefit and you can print out only the pages a particular contractor needs. Printed sets at either 11 x 17 or full size scaled prints can be purchased for an additional fee if a printing location is not convenient.

This allows for more elaborate modifications allowing the architect/designer to work with existing plan rather than having to redraw the plan. Only PDF/Vellums and CAD files provide a license to modify. The cost of the CAD file offsets some of the labor costs that would have to be charged by the firm doing the modifications saving you money in the long run.

ENERGY STARIn addition to the construction plans, with this package you will receive detailed drawings, cooling calculations and insulation and glazing specifications for your specific area plus information on getting your home built and certified to ENERGY STAR standards. You must purchase construction plans as well from the list above. This package is not exchangeable or refundable under any circumstances. Allow one week for completion of your customized package.

The new foundation type is reflected in all aspects of the drawing. The actual foundation requested, elevations and section to match. Framing adjustments if required.

$200.00Conversion to 2 x 6 Walls
When plans require 2 x 6 wall, plans are converted with the 2 x 6 stud not changing any overall dimensions or square footage of the plan. Interior room sizes will loose the 2" on any exterior wall. Bathrooms are adjusted accordingly to allow for plumbing fixtures to fit properly.

If you live in a remote area and do not have easy access to a print shop, prints can be ordered for a modest fee. 11 x 17 prints are excellent for use with lenders, permit offices and some sub-contractors not needing a scaleable set.

If you live in a remote location and a print shop is not convenient, prints can be ordered along with your PDF file. Full sized scaleable sets are needed for the contractor, framer and you. A maximum of 3 sets is all that are necessary until you can make arrangements to have prints made from your electronic file. With a license to modify, you do not want to print a large number of sets until those changes are made.
