Plan Packages: Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, structural information, cross sections, roof plans, cabinet layouts and elevations, as well as general specifications. They contain virtually all of the information required to construct your home.

   $850.00   Basic Package
In some localities, building jurisdictions and lenders do not require multiple copies of plans, or few sub contractors are involved. Five set plan packages may be all you will need in such instances. Additional sets may be purchased, within four months of the original purchase, if five is not enough. Our eight set package may be a better value for you, if you plan on purchasing extra sets anyway.

This Package includes 5 printed sets of construction documents plus a digital PDF 'Bidding Set'; perfect for sending to subcontractors and trades to communicate the design and obtain bids.

   $1,210.00   Modification Package: PDF
Single use PDF digital plan set, allowing you to make hard copies for permit acquisition, or email to sub-contractors for bidding purposes as needed. If you intend to modify the plan, we recommend using a CAD file. The PDF file works best for reducing your print requirements.

Requires License Agreement signed by customer and by Design Professional, legal description of lot and specify CAD file format.

Plan Foundations

$0.00Crawlspace
A joisted crawlspace foundation system is provided in the form of an alternative foundation sheet depicting a wood joisted floor system on the lowest floor.

$125.00Slab
A slab foundation system is provided in the form of an alternative foundation sheet, added to the plans. This sheet will depict a poured concrete slab floor system on the lowest floor.

$275.00Basement
A full in-ground basement design provides details for either poured concrete, or concrete masonry walls. Please note that, in some cases, the design layout, and/or square footage may be adjusted slightly, as necessary to accommodate interior stairs into the basement area. This is particularly the case, for example, with one level designs which do not already incorporate a stairway into the design.

Plan Options

$40.00Additional Sets
A maximum of four additional sets may be added to your five or eight set plan package, at the time you place your order. Between planning and building departments, lending institutions, and neighborhood architectural review boards, extra sets may be necessary to provide enough sets for bids and construction.

$100.00Full Reverse Sets
Reverse sets are mirror images of the design. With "Full Reverse" plans, though the layout is mirrored, all of the text and dimensions have been adjusted to read normally --- not mirror image. Customers have a strong preference for "right reading" plans, as many services simply print their plans from the back side, leaving text difficult to read, and leading to costly construction errors.

Provides detailed information regarding quantity and sizes of materials necessary for the construction of the design. Although we strongly advise that the builder review and adjust the materials specifications prior to construction, the materials list offers a convenient way to make a rough determination of the costs of materials involved. WARNING, construction practices vary widely, and the materials list should not be used as a shopping list, without very careful review.
